Mira Mesa Skatepark Fundraiser

My good friends from Willy's Workshop in Mira Mesa are raising money to build a Skatepark in Mira Mesa.  This is a great idea because people who like to skate can go to a spot where they can practice in a safe way.  Also to help in the fundraising is Pat and Oscars in Mira Mesa because on Tuesday December 15th from 11am-8pm, they will be donating 20% of all proceeds to the Mira Mesa Skatepark Fund, via Willy's Workshop.  For the 20% to be donated, you need to bring a flyer and here is a link where you can download the flyer:

Google Street View for Listings!

I am happy to announce that I added the Google Street View feature so now if you see a home you like, click the Streetview tab and it will feel like you are standing right outside the home.  You will able to zoom and pan around the neighborhood and this way you will get a sense on the neighborhood.  This is a great feature to use and here some quick directions on how to use it.

  • Go to a listing.  Here is one you can use, click  http://www.paulcaparas.com/idx/single-family/090064885/details.html
  • Click the "Street View" tab.
  • And that is it!  Play around with it and zoom in to the home or hold down the left click button on your mouse and drag it around to see the neighborhood or even zoom in to the home next door.   This is a great new feature and I hope you like…

    Here is a quick blog on Frequently Asked Questions on Appraisals.

    Who pays for the Appraisal?

    The buyer.  Every now and then I would have a buyer saying his/her Lender will pay for it but most of the time it's the buyer cost.

    Who orders the Appraisal?

    The buyers lender.

    How long do they usually take to get complete?

    It depends.  I have seen them done anywhere from 3 days to 20 days.

    What happens if the home appraises Lower than the purchase price?

    We go back to the negotiating table with the Seller.  Basically the seller has to agree to lower the purchase price to close the deal because the buyer can't even get the loan if they don't.  And if the Seller doesn't want to reduce the price, the buyer may cancel and get their deposit back (if the Loan Contingency…

    Tax Credit Extended and Expanded!!!

    I have been waiting for President Obama to sign off on this Tax Credit extension and today he finally did.  The Tax Credit doesn't expire December 1, 2009 anymore, it has been extended to April 30, 2010.  Actually you have to be in a binding sales contract signed by April 30, 2010 and the home purchase to be completed by June 30, 2010.

    So Who Gets What?

    The First Time Home Buyer Tax Credit up to $8,000 is pretty much the same with one exception that more people are eligible based on an increase in the amount of income someone may earn.

    Also added to the Tax Credit program is for those who already own a residence some additional reasons to move to a new home.  This incentive comes in a form of a Tax Credit up to $6,500 for qualified purchasers who have owned…

    I am proud to announce that I added Local Demographics to every listing for sale.  So instead just getting information about the home, you now will be able to get Neighborhood Information such as Crime Rate, Community Characteristics, Population Statistics, Financial Statistics, Weather and more.  Not enough?  Go to the next Tab, Nearby Schools.  Yes, school information such as the distance from that specific home along with the address and grades of the school.  If the school has a website, there will be a link too!  If that is still not enough, click the Nearby Amenities Tab.  This will show the amenities around the specific home such as Shopping, Health Care, Banks and more.

    With Labor Day weekend coming up and San Diego is one of the highest vacationed cities, here is some activities you can do. 

    • Sea World
    • San Diego Zoo
    • Wild Animal Park
    • Lego Land
    • Go to the beaches (La Jolla Shores, Pacific Beach, Coronado, etc...)
    • Visit Downtown Gaslamp area for great restaurants and night life.
    • Take the Ferry from the bay to Coronado.  It's like only $6.50 round trip per adult.  Also, there are some great restaurants on Coroando once you get off the ferry.
